This landmark legislation addresses the historic unfairness and instability of the private rental market. From 1 May 2026, new laws will kick in that give 11 million renters stronger rights, including thousands in Bristol South.
These including outlawing Section 21 “no-fault evictions”, banning bidding wars, restrictions on upfront rent and ending discrimination against those who receive benefits or have children.
Rent increases will be restricted to once a year, and tenants will have the confidence to challenge unfair rises without worrying about potential eviction.
Later next year, the Private Rented Sector Database will start to go live, providing renters with clear information about from whom they are renting. This will also make enforcement against rogue landlords easier and more effective.
The Private Landlord Ombudsman will be available to resolve complaints quickly and fairly without having to take legal action.
Finally, within four years, all tenants in social housing or private rented properties, will benefit from the new Decent Homes Standard. This will be a clear set of rules to make sure every rented property is safe, warm and in good repair.
